







Whether you have had an installation from us or had an install from another A/C company you will need your unit servicing. The Frequency of the service depends on many factors such as, type of unit, working environment and Frequency of use. After our first visit we can inform you of how often your unit shall need servicing or if just one service and leak test a year would suffice.
What does a service include?
For split type, multi split and VRV systems air conditioning units our engineers will attend site and carry out the following.
• Filters removed, cleared from debris, disinfected, and treated with filter de-odorizer.
• Coils both evaporator and condenser cleared and then flushed out with coil disinfectant cleaner.
• Condensate pumps and gravity drain checked.
• Basic incoming voltage checked, and communication line checked.
• Wall mount barrel fans inspected, and cassette blades sprayed and cleaned down.
• Unit housings both indoor and out sprayed and wiped down with multi- purpose disinfectant.
• Air offs checked in both heating and cooling with a temperature sensor.
• Gauges connected and refrigerant pressures checked.
• VRV systems both Daikin and Mitsubishi Heavy laptop service checkers connected for thorough status of each unit and all its components.
Air Handling unit servicing (AHU):
In most commercial buildings you will have both supply and extract air handling units. To keep the AHU’s running as they should you will need to set up a scheduled maintenance plan. Supply AHU’s contain filters and sometimes drive belts that over time shall need replacing. The filters stop any debris from reaching the internal coil and the designated supplied area. There are several different filter variations but most commonly it is box filter, bag filter, hepa filter and filter media. On a routine maintenance our engineers will attend and carry out the following checks.
• Remove filters from supply AHU and if present extract AHU too. Inspect filters for debris and determine whether they need replacing or can be cleared without replacement.
• Check heating/coil coils and brush clear from debris and treat with disinfectant.
• If motors are driven by drive belts, check for splits or any signs of wear. Take note of belt sizes and replace if needed. Spares can be kept on site if customer agrees.
• Clean internal AHU fan housing from debris.
• Check actuator valves feeding AHU coil are operating when being called for.
• Check refrigerant circuit pressures if DX is present.
• Run up AHU, check fans are operating, check dampers are opening and closing when appropriate.
All engineers attending shall be F-Gas registered and fully qualified with experience on the equipment at hand. At the end of the service a full report will be provided, detailing the work carried out and any faults or suggested recommendations.
